The Pathway to Purchasing a Home

Here are the steps we will take to get you into your dream home!

Step 1 - Am I Pre-Approved?

We start the home buying process with one of the most critical things...

Getting yourself pre-approved!

Without a pre-approval in place, 
you won't really know how much home you can afford to purchase, and without knowing that, it makes deciding what you're looking for 
in a home extremely difficult.

Step 2 - The Search is On!

In this step we can determine what you want and need in a home. 
Things like... How many bedrooms & bathrooms? Is proximity to work & school important? Downtown or suburbs? Once we have determined your criteria, it's now time to begin the hunt for your dream home. Using the various methods at my disposal, I will search high and low to make sure that I find the perfect home for you.

Step 3 - There They Are!

Once we have narrowed down a list of homes that meet a majority of 
your criteria, we will go over them together, This is where you get to decide if you'd like to see a couple,
 a few, or even all of them. We can 
also view them as many times as 
you'd like to ensure that you are comfortable before making an offer.

Step 4 - Here We Go!

You've found the home for you, and are ready to make an offer. While this can be a nerve-wracking time, you can rest easy knowing that I will guide you every step of the way, 
and answer any questions you 
have in order to ensure that you 
are comfortable with the terms 
and price before sending the offer in.

Step 5 - The Bargaining Table

Getting to an accepted offer usually takes some negotiation between the parties. As your real estate agent, I will be using my negotiation skills to get you the best outcome possible. Remember, the seller wants to sell their home as much as you want to buy it. Coming to an agreement 
that leaves both sides happy is 
ideal, and the best way to have 
a successful home purchase.

Step 6 - Offer Accepted!

Your offer has now been accepted, and you have a certain number of days to remove subjects. This is 
the time to finalize your financing, arrange for a home inspection, 
and review documents relating to 
the home to ensure that you are comfortable and ready to move forward. If you'd like to view the 
home again before finalizing the purchase, this can be arranged. 

Step 7 - Subjects Be Gone!

Once you've made the 
necessary arrangements for 
financing and inspection, as well as any other conditions, and
are comfortable to complete
your purchase, we can now 
remove the "subject to" clauses.
Congratulations, you are now well on your way to living in your new home!

Step 8 - Closing Time...

This is the final step of the home buying process. The 3 most
important dates coming up will 
be the Completion Date, the Adjustment Date and the 
Possession Date.
You're now ready to begin 
this new chapter of your life 
of home ownership!
